It's not happening in the enar future (about 9 months away), but I'm going to be moving and selling my house/buying a new one.
I'm fairly comfortable with the buying process since I've been through it, but I was wondering if anyone could give me any advice on what to expect or look for in selling this house and managing the money/timing on the purchase of the new house.
The things I'm not sure of that have opooed up in my head are things like:
- I'm going to have equity in this house despite the bursting of the bubble. When we sell, I was wondering if we get taxed on that equity, if there are any fees for buying out the mortgage, etc. I'm sure there are, but I've heard there are ways to avoid payign taxes if the money is going into another house. I was just curious if anyone else had experience on what to do here and what kind of fees we could expect.
- Real etstae agents...We have an agent we really like, but I have no idea what we can expect to pay. Was also curious if anyone has sold their own home without an agent (assist2sell, or some other way) and their experiences. My first reaction here is I'd be crazy to try to sell my own house, but was curious if anyone had any advise.
- When we bought our first home, the houses were luterally flying off the market...maybe 2 or 3 days on average. With the slowdown now, and the fact that we need to pourchase a new house I was wondeirng what the best way to go is. Selling first and setting a closing date a month or 2 in the future, or buying on contingency and attempted to sell afetrward?
I'm sure there is a ton of other stuff I can't even imagine, but I'm just trying to prepare and I figured the level braintrust was a good place to start.

Yeah...I keep hearing rumors of babies getting sugar tumors up here and just can't risk it.
Johnson- the plan is to be an existing house or potentially new/customizable construction, but building our own is probably not in the cards.

Buying new construction is what I meant versus building your own.
I know most people looking to sell would rather deal without contingencies.
I guess it all depends on the timing of everything and what you're plan is. Do you think you can sell your home in time to facilitate your move into the next house. Every week I'm seeing how houses in the Lehigh Valley are sitting longer and longer on the market. What used to be sold in weeks is now taking months.
If you have access to temporary housing (like the in-laws or your parents) then that helps if your timelines don't mesh.
But if you're buying into new construction... often the builders will put you up in temporary digs (a rental property) until your home is completed and you sell your existing home.
Right now my concern would be moving my current home. There are two in my neighborhood and they've been on the market for months.

Tell me about it...
I think aprt of the problem with moving a home right now is people haven't come to terms with the reality of the market and are convinced they can get the price their buddy did a year ago.
A lot of them are also moving in the same area, but upgrading houses so they need every penny of their "wish" price in order to buy the hosue they bigger house they have their eye on down the street (which is also overpriced).
I'm definitely worried about getting rid of the place, but I'm hoping that an attractive price will move it quickly (within a month or two).

Be sure to boast the massive terrarium right off of the deck and the pro quality quoit arena on the other side of the house. It wouldn't hurt to mention how well the home is equipped for viewing the NFL Draft.

Tricks;
- Paint everything "realtor" white. Make the place look like a blank canvas for the Suckers Buyers.
-Remove as much personal stuff as possible.
-Be prepared to eat out 5 nights a week. You don't want to be home when it's being shown.
-Bake cookies or cinnamon buns 45 minutes before the house is to be shown.
Your life is going to be turned upside down, but a good agent will soften the blow. A bad one will make you wonder where the 6% was for.

Ha! Well, to make KB look like he predicted something right for a change*, I'll do as he says.
Not very groundbreaking concept here, but agents make more money by churning through sales quickly and therefore underprice their clients' homes and pester them to sell too early. Also, agents who own homes and sell them themselves tend to keep them on the market for an average of 10 days longer than they would for their clients, and make over 3% more in the process.
I don't have any experiencing selling a home, currently looking to buy, so I don't know much. Don't know where you live right now, from the context of the thread it sounds like the suburbs, but I do know that the market hasn't leveled off too badly in center city compared to the rest of the metropolitan area.

Too much info f-dallas. Now all anyone like eaglegirl has to do is see what town in south central PA has a spike in McNabb jersey sales and other blinged out Eagles accessories and you've been made.
Also, be prepared to cohabitate with a psychopath that resembles your wife during the sales/showing process. When we were selling our house my wife wouldn't even let garbage be visible in the waste baskets. I tried to reason that people would understand that we throw away tissues but she'd have none of that nonsense.

I buy my Eagles merchandise directly from the factory and have it shipped to my off-site sotage facility. I get a break on the price with the bulk purchases and it's not like it goes to waste.
You wouldn't believe how many official Philadelpha Eagles Eye-Mobile handkerchiefs I can cry my way through over the course of a season.

On a related note...
I recently saw a story where people were actually buying new cars and throwing those into the deal in order to entice buyers for their homes. Granted these were older folks who probably lived at that residence for a long time and stood to make a nice profit on the sale so the cost of a new car didn't take out a huge chunk. But still... how desperate is that?
In that same story they also mentioned minimizing personal effects and painting the walls a light neutral color or white and removing all wall paper.
